Job Description: 

The Estimator is a critical position within Bay to Bay Properties. Estimators are responsible for evaluating bid specifications and drawings, ensuring that we know everything required to successfully bid, win, and BUILD the project.

Oversee Bid Administration with Bid Coordinator

  • Prepares and maintains status of plan reproduction
  • Solicits and maintains communication with subcontractors and vendors
  • Prepares subcontractor bid packages
  • Transmits addenda and other bid information to subcontractors
  • Works with Bid Coordinators to ensure that we have the proper coverage from subcontractors on bid day
  • Shows creativity and resourcefulness to gain better pricing from subcontractors
  • Submits 100% of bids and budgets by the bid deadline – no exceptions
  • Enters all relevant information into Procore

Project Knowledge

  • Review bid requirements thoroughly and asks follow-up question
  • Has a thorough understanding of the scope for specific trades assigned
  • Develops RFI’s and clarifications
  • Performs a comprehensive “bid day” analysis and scoping of specific assigned trades
  • Understands how to fit subs to the size/scope of project
  • Creates bid lists that fit scope of job, ensuring that we have the right subs for the project
  • Minimize exclusions by “doing our homework”
  • Include value-engineering ideas on every bid

Project Turnover

  • Properly turns over bid documents and sub information to Project Management Team
  • Review drawings with Project Management team and highlight areas of concern
  • Review job cost with Project Management team

Skills and Knowledge Required

  • Ability to read, interpret, and infer Construction Drawings
  • Thorough understanding of Construction sequencing
  • Through Understanding of Construction Terminology and Best Practices
  • Experience in full Ground Up Construction required.
  • Excellent written and verbal communication skills.
  • Must know Microsoft Office products including Word, Excel, Project.
  • Must be self-motivated & punctual.
  • Must be able to manage multiple tasks and have excellent follow up skills both internally and externally.
  • Must be professional and polished in appearance and speech

Project Accountant

Job Description: 

Established, fast-growing General Contractor looking for a Project Accountant to join our dedicated team. This unique position is a blend of a Senior Accountant and Project Coordinator with a broad range of responsibilities, some of which include:

  • Set up new projects and track what is needed to transition the project into course of construction
  • Set up Project Utilities, General Conditions and help facilitate permits
  • Send and track Sub-Contractor contracts and change orders
  • Work closely with Sub-Contractors to ensure they are submitting all required paperwork
  • Closely review and process monthly Sub-Contractor pay applications
  • Closely review and submit monthly Owner pay applications
  • Pay Application entry, payment processing, and collection of lien releases
  • Work closely with Sub-Contractors to make sure they understand the billing process and that all Suppliers are paid, which may include facilitating payments on their behalf
  • Work directly with COO to create and analyze project budgets
  • Draft Notice of Commencements and receive/track Notice to Owners (NTO’s)
  • Work directly with the Project Manager and Superintendent to stay informed of critical events and help facilitate project specific requirements
  • Collect necessary items for project closeout

Qualifications for this position include:

  • Quickbooks experience is preferred
  • College Degree preferred but not required
  • Construction experience and knowledge of Construction Lien Law a huge PLUS
  • Proficient with MS Word, Excel, and Outlook
  • Minimum typing speed of 40 wpm
  • Detail oriented, organized with the ability to prioritize is a MUST
  • Ability to communicate timely and effectively with multiple personalities (written and verbal)
  • Excellent interpersonal skills and good customer service skills
  • Ability to analyze and problem solve
  • Ability to work independently and meet deadlines
  • Maintain professional appearance and attitude in all settings

Construction Superintendent (Traveling)

Job Description:

The Construction Superintendent coordinates all site construction activities and supervises all field personnel as required to successfully complete the project on schedule and within budget. This includes maintaining the highest quality, supervising all trade and field personnel, while administering good construction safety practices with all on-site activities. Maintains the job site office and closes out projects.

Experience and willingness to travel required.

Core Responsibilities:

  • Coordinates and supervises all construction activities.
  • Directs all field personnel to achieve completion of the project on schedule, within budget, with quality workmanship that conforms to original plans and specifications.
  • Maintains construction schedule, identifies and solves problems.
  • Orders materials and schedules inspections as necessary throughout the process
  • Understands the project plans and specifications.
  • Maintains positive relationships with customers, contractors, suppliers and other employees.
  • Prepares schedules and supervises completion of a final punch list.
  • Promotes job site safety, encourages safe work practices and rectifies job site hazards immediately.
  • Ensures all company employees and contractors are adhering to the company safety policy.

Construction Project Manager

Job Description:

  • Oversee the construction project from start to finish.
  • Develop project schedules, plan materials, and purchase orders, ensuring work is within project scope.
  • Responsible for qualifying sub-contractor estimates and bids, performing project buyouts, and managing subcontractors’ progress against plan.
  • Oversee the construction schedule, budget and insure project is completed within deadline and budget.
  • Perform a key role in project planning, budgeting, and identification of resources needed.
  • Project accounting functions including managing the budget, tracking of team expenses and minimizing exposure and risk in the project
  • Ensure that construction activities move according to pre-determined schedule.
  • Devise the project work plans and make revisions as and when need arises.
  • Communicate effectively with the Sub-Contractors responsible for completing various phases of the project.
  • Co-ordinate the efforts of all parties involved in the project.
  • Periodic inspection of construction sites.
  • Ensure project documents are complete.
  • Identify the elements of project design and construction likely to give rise to disputes and claims.
  • Managing client and consultant meetings, and client approval of progress payments and variations.
  • Oversee and report progress and trouble shoot against construction schedules.
  • Proactively managing all issues in relation to site occupational health and safety to minimize accidents and lost time.
  • Preparing any necessary work flow schedules and monitoring same to enable meeting of reporting deadlines.
  • Informing the Management team on the progress of the work on all significant matters relating to or arising from the duties and functions under your control.
  • Ensuring that you maintain the name and goodwill of the company at all times.
  • Develop strategies to promote efficient and cost effective work practices and monitor and analyze work practices and cost factors within the project team.

Educational and Professional Qualifications:

  • Bachelor’s Degree from an accredited institution
  • Minimum 4 years of experience in commercial and industrial construction management
  • Understanding the Project Management Lifecycle
  • Field and office experience preferred
  • Strong safety background required
  • Thorough knowledge of general construction with a good understanding of mechanical, electrical, plumbing.
  • Must be computer literate in Excel, Word, Outlook, Microsoft Project. Familiar with Procore a Plus.
  • Knowledge of construction practices and labor costs in construction, plus a good knowledge of the uses and costs of materials.
  • Ability to multi-task, which requires strong organizational skills, attention to detail and quality.·Strong organizational skills (at times there will be many balls to juggle so being organized is an absolute must)
  • Possess excellent verbal and written communication skills and have a process improvement oriented mindset.
